Add your first property
Create a property, choose single-family vs multi-unit, and finish the financial onboarding.

Properties anchor everything else in Corbica — units, leases, tenants, and the accounting all hang off them. Open Properties in the sidebar and click Add Property to start. Creating properties requires the properties.manage permission, and you must verify your email address before the Create Property button is enabled.
Fill in the basics
- Property Name — anything you'll recognize on reports; most people use the street address or a short nickname.
- Type — Residential, Commercial, or Mixed.
- Property Subtype — the important fork:
- Single-Family Home carries its own Bedrooms, Bathrooms, Sq. Ft., Monthly Rent, Deposit, and Amenities fields right on this form. Estimates are fine — everything is editable later.
- Multi-Unit Property skips those fields; you add individual units afterward from the property's detail page, each with its own rent and specs.
- Address, City, State, ZIP Code — all required. A complete address is geotagged on save so the property appears on maps and in location features like weather alerts; the form shows a live hint once the address is complete.
- Property Photos and a Description are optional but flow through to listings later.
Owners
What you see here depends on how your organization is set up:
- Property-management companies must attach at least one owner. If none exist yet, the form links you to add an owner first, then come back.
- DIY landlords see an ownership section instead, for splitting a property with a spouse, partner, or LLC member. If you own it alone, leave it as is.
Click Create Property and your portfolio officially has its first property.
Take the guided tour
If you arrive from the dashboard setup guide, the form opens with a short interactive tour that points at each field in order. You can also launch it any time by opening the form with ?tour=add-first-property on the URL.
Add units (multi-unit properties)
For a multi-unit building, open the property from the Properties list and add each unit with its unit number, rent, deposit, and bedroom/bath counts. Leases attach to units, so at least one unit must exist before you can create a lease.
Financial onboarding (optional but recommended)
Each property has an onboarding wizard that captures the numbers your accounting needs: Property, Acquisition (purchase price and date), Basis Split (land vs. building allocation), Mortgage (original loan terms), Placed in Service (for depreciation), and a final Review step. Viewing it requires properties.view; completing it requires properties.manage. You can skip it on day one and return later — but once a property is disposed, its cost basis locks and the wizard becomes read-only.
